Do I need a Property Report Card?
If you value keeping hold of your money and sanity once you move in, yes. We’ll inspect every component of the home and see if it passes or fails our expert standards.

Do I need a Property Report Card if I’m renting?
You do, yes. You can avoid all the small maintenance costs over the course of your tenancy by finding them before you move in and have to pay for them - or be at the landlord’s mercy waiting for things to be fixed. Property Check almost always pays for itself.

Our full-photo audit also covers every inch of the property which acts as proof of condition prior to your move-in - you can say goodbye to false charges on your security deposit on move-out.

How long does an inspection take?
We’re extremely thorough which is also why we take limited bookings. We give ourselves at least 2 hours for apartment inspections and 4 hours for villa inspections - this, of course, can vary depending on your property size.

Will you charge more if it takes longer?
No, never. We’ve simplified our booking and payment methods and charging different prices only confuses and complicates things for everyone. We want to be as simple for you to use as possible.

Do I need to be there?
Not at all but you are more than welcome to join - we’re always happy to talk you through issues as we find them.

If you’re not going to attend, though, please make sure we have access.

If I’m not attending, what do I need to do?
Please do your absolute best to ensure we have access and that DEWA is switched on.

Then simply sit back and wait for us to protect your money and sanity. Your interactive report card will be automatically delivered to you within 24 hours of the inspection.

What do you inspect?
Every core component of your home that you’d want to be in working order before you find out too late.

A/C, electrics, plumbing, tile & grout, water, water quality, pest problems, damp (visible and hidden), mould (visible and hidden), white goods (if applicable), joinery, doors & cupboards, kitchen, balconies, cosmetic faults, leaks. If it’s in the property, we’ll inspect it.

What is your Property Report Card?
We’ve built our own technology - an internal Property Check app for our inspectors and an external interactive report card for customers. Neither of these are available anywhere else on earth, and never will be.

Our app was built over two years and means inspectors don’t miss a single thing, not that they would anyway.

Your digital Property Report Card is incredibly easy to use and understand, you need absolutely zero construction or maintenance knowledge to make full use of it. You can filter by faults, rooms and categories, and share all or sections of the report with your landlord/agent/seller/buyer/renter with two taps.

What’s the full photo audit?
This is a library of photos of the entire property - we document every inch. You can use this as proof of condition when you move in - simply tap share on this section in the app and send it to your landlord/agent.

This protects you against false charges on your security deposit when you move out. Trust us, it works.

I’ve already signed my contract. Is it too late for a Property Report Card??
No! We always recommend our inspection before signing, because you can renegotiate or walk away based on what we find, but you can still find out the true condition of the property and get faults fixed by the landlord or seller before you start being responsible for them.

I’ve already moved in. Is it too late for a Property Report Card??
No, don’t worry. If you’ve bought a property you usually have a set warranty period of 12 months to get faults we find fixed by the developer.

The longer you leave an inspection, though, the more likely the developer or seller is going to claim it was you that caused the issue. So don’t wait around.

If you’re renting, the same applies. The sooner after moving in you get an inspection, the better - especially for the photo audit.

Is this the same as a snagging service?
No, Property Check is not a snagging service - whilst snag checks are included free of charge and included in your Property Report Card, we do a full in-depth inspection that covers more than superficial snag findings. However if you think something as major as a faulty A/C unit is a snag, then yes, we’re a snagging service.

Are you independent?
We are 100% independent and not affiliated with any developer, maintenance company etc. We exist because we think transparency and fairness are sorely needed before people move into their new home.

I’m a landlord/agent/seller. Can I use you?
Yes, absolutely! We work with all of the above on a daily basis. If we find any issues in one of your properties, we’ll come and update your report free of charge if you get it fixed.

Our inspections keep overall maintenance costs down because we find things at an early stage before they get expensive (think leaking ceiling pipes that if left turn into a flooded apartment), and sell/rent homes faster whilst keeping your new tenants and buyers happy. You’ll gain their immediate trust just by sending them a report card.

Of course. We understand things change and you can cancel up to 24 hours before your inspection and you’ll receive a full refund without charge.
